For Ontario landlords with 1 to 10+ units who self-manage.
Your rentals, handled in the background.
A private AI agent that chases late rent, drafts tenant follow-ups for your OK, tracks every deadline and watches Ontario's rules, so you don't have to.
Not another landlord app. A private AI agent that works for you alone and knows Ontario's tenancy rules. Its job: keep your rentals on track while you get on with your life. Your data stays in your own accounts.
Founding edition: the first 50 reservations lock in C$49 (regular C$79). One payment, 12 months of rule updates, 30-day full refund.
Why an agent instead of an app?
It comes to you. An app waits for you to log in. Your agent pings you on the 2nd about short rent, and every Monday with what's coming up.
Your data stays yours. Rent, expenses, repairs and records live in your own Google Sheets. No lock-in, no export headaches.
Pay once for the kit. No subscription from us. (Your agent runs on an AI assistant plan; see the FAQ.)
Ask it anything. "Can I enter for a repair tomorrow?" "When can I raise rent on Unit 1?" You get a plain answer with the official Ontario or LTB link.
Before and after
Before
Rent day comes and goes. You check e-transfers unit by unit.
A lease end and an insurance renewal sneak up on you.
A tenant texts about a leak. Three weeks later, nobody remembers when.
The rules changed in September. Did you notice?
After
On the 2nd: "Unit 2 is $400 short. Here's a polite follow-up to approve."
Every Monday: what's coming up in the next 120 days, from increases and renewals to insurance and inspections.
The leak is logged with a date, the follow-up and when it was fixed.
Monthly: "No LTB changes this month," or a plain summary with links when there are.
What your agent does
Reminds you: rent due, lease ends, rent-increase windows (12 months, with the 90-day N1 deadline), insurance, inspections, and any date you add. [rules]
Follows up: drafts rent reminders, late-rent follow-ups and repair updates. You approve and send.
Watches the legislation: a monthly routine checks the LTB and Ontario pages for changes, plus 12 months of kit updates from us.
Tracks rent and expenses in your Sheets, ready for your accountant.
Keeps the paper trail: payments, notices, messages and repairs logged per tenancy, including the N4 copy and Certificate of Service the LTB asks for with an L1. [L1]
Prepares notice facts and dates: earliest N4 and N12 dates by delivery method, under the current rules.
Proof it knows the rules: Sept 21, 2026
An N4 now needs 7 days, not 14 for monthly rent, and there's a new form. An N12 for your own use with at least 120 days' notice owes no compensation. Your agent uses the current rules and shows its source. [LTB, LTB update] Getting it wrong is costly: the LTB says an invalid notice means "your application may be dismissed and you will have to start over," with another non-refundable fee ($186 on the Portal, $201 otherwise). [N4, fees]
The founding-member offer
Ontario landlord apps charge by the month: LandlordKit is C$29/month after your first tenancy, and OntarioLandlord.ca runs C$29–99/month. [LandlordKit, OntarioLandlord.ca] This kit is one payment. (You still need your own AI assistant plan; see the FAQ.)
The kit: your agent's setup (instructions, routines, Ontario rules with sources), a Google Sheets workbook (rent, expenses, deadlines, maintenance, records) and a setup guide.
Bonus 1: the Sept 21, 2026 Rule-Change Cheat Sheet: what changed for N4s, N12s and the new forms, on one page, with official links.
Bonus 2: the N4 Date Checklist: earliest termination date by delivery method (in person, mail +5 days, courier +1), so you don't count the days short. [N4 instructions]
12 months of rule updates: when Ontario changes the rules, your kit gets updated.
One payment: C$49 founding (regular C$79). No subscription from us.
30-day guarantee: not useful within 30 days of purchase? Email us for a full refund, no questions asked. You carry zero risk.
Reserving is free, needs no card and commits you to nothing. Founding price ends when the 50 spots are gone.
FAQ
What does it run on? Today, Grok Bot. You need a Grok Bot-eligible plan (X Premium, US$30/month on x.ai; about C$34.99/month in Canada per a Canadian news report). More assistants may come later.
Is it secure? Your agent runs in your own Grok Bot account, and your records stay in your own Google Sheets. We never see your tenants' data. It asks before sending anything.
Why not a landlord app? Apps are great if you want to live in an app. This is for landlords who'd rather have an assistant that pings them and keeps the data in their own Sheets.
Does it message my tenants? No. It drafts, and you send.
Does it fill in LTB forms? No. It lines up the facts and dates, and you use the official form.
I'm not technical. Can I set it up? You get a step-by-step setup guide and a ready-made Sheets workbook. No coding.
What if the rules change again? A monthly routine checks the LTB and Ontario pages, and you get 12 months of kit updates from us.
Can I trust its answers? It shows the official Ontario or LTB link with its answers, so you can check. It's not legal advice.
Do you have reviews? Not yet; this is the founding edition. That's why the 30-day full refund is there.
Is it ready today? This is the founding edition. Reserve now and you'll get it first.
